Tips on Buying Foreclosed Properties
|
The difference in buying a foreclosed, bank-owned home lies in the inspection because banks sell these properties AS-IS. Some of the best deals are from brokers who know in advance which homes will be going into foreclosure, and can give you a broker price opinion (for a fee).
In this FOXBusiness news article, the American Society for Home Inspectors' president discusses how home inspections can help protect a consumer interested in purchasing a foreclosed home. Eagle Home Inspections adds: 1) Do a drive-by to personally ensure that all utility company and city locks have been removed from all meters so a thorough inspection can be conducted. 2) You can ask whether your home inspector provides or can coordinate cost estimates for any repairs, but it should not be part of an inspection, and ASHI Standards prohibit members from conducting the repairs themselves for a year after an inspection -- but not from inspecting the repairs to ensure they are performed correctly.

Eagle Home Inspections Awarded Best in 2011
|
Hundreds of celebrities, senior executives in a variety of industries, government officials, attorneys, lenders, real estate brokers, and insurance and real estate agents worldwide were referred to and chose Eagle in 2011 when purchasing or selling homes in Southern California. Dallas- and Carlsbad-based real estate agents recently said they would not consider any other company but Eagle to inspect their personally owned Southern California properties. In 2011, Eagle also attracted clients in Kenya, India and Thailand who own or bought residential and commercial property in Southern California.
Ninety-nine percent of Eagle’s business is referral-based, or word-of-mouth marketing. One Eagle Home Inspections customer said the reason she keeps choosing and referring Eagle is because “Eagle is the equivalent of AAA’s 86-point auto inspection, but for homes.” She added, “Best money I’ve ever spent!”
“Knowledge is essential. Being happy to help the same-day, having informative websites, and fielding questions in plain English – not industry jargon – establishes rapport and puts everyone at ease,” said Karl Gresowski, one of Eagle’s most-requested senior inspectors. |

Property-specific, full-color, PDF reports with digital photos and captions

We strongly encourage all of our clients to accompany us during the inspection. Feel free to ask the inspector any questions you may have on-site.
